Board Meeting Minutes

October 20, 2009 

The Willowbend Homeowners Association Board of Directors met Tuesday October 20, 2009 at the IMC Building 8300 Thorn Drive.

Other Willowbend Homeowners 

Dwight Deckert called the meeting to order at 6:30 pm. 

Willowbend Homeowners spoke about issues with lake erosion and boundary walls occurring at their property and requested direction to how the problem could be resolved.  A committee of board members and homeowners volunteered to find answers problems with lake erosion and boundary walls. 

Willowbend Homeowners asked questions about the potential purchase of Willowbend Golf Club.  Rick Nuckolls of Willowbend Golf Club said that a contract has been executed with Bert Henderson, with the potential closing date around March 1, 2010. Homeowners asked questions about the issues surrounding the due diligence of the potential purchase of Willowbend Golf Club.   

Mike Burgess made a motion to set a date for the board to hold a special meeting for the purposes of either keeping the current members on the board or replacing them.  Archie Macias seconded the motion, Votes are 5 for (Dwight Deckert, Archie Macias, Mike Burgess, Richard Giordano, Dave Kurtz) 2 against (Dave Babich and Phil Barrager). Motion carried. 

Treasurer’s Report – Archie Macias said the collection of the dues was on budget.  Archie also said that contract mowing was $5221 over budget, but it seems to be a timing difference that should be made up by year end.  Cash position is currently $88,380, and the amount of liens are $13,212.  Phil Barrager said that he’s been notified by Key Management all properties eligible to have a lien filed against it because of dues delinquency have been processed. 

Maintenance Report – Dave Babich mentioned the items in his maintenance report.  Motion was made by Mike Burgess to approve the tree bid from New Look Landscape for a price not to exceed $650, Archie Macias seconded the motion, Motion carried 7-0. 

Villas Waterway – Archie said that he’s spoken with the Preferred Excavating, and that the amount of rain that’s fallen has not allowed them to do the work to the Villas Waterway.  

Water issue on Ironwood – Mike Burgess says he has sent letters to councilwoman Sue Schlapp about the issue and she has yet to respond.  Mike says he is concerned that homeowner’s homes would flood if a power outage would occur, and has made recommendations for backup battery sump pump vendors to the homeowners.  Mike says that the homeowners are appreciative of the effort of the board. 

2010 Budget – Archie Macias reviewed a draft of the 2010 Budget.  There are some corrections to be made and Archie asked the board to review the draft and recommend any needed changes at the November board meeting. 

A Willowbend Homeowner spoke about an issue with a neighbor’s playground.  The homeowner will follow up with Key Management for memorialization and then the Architectural Control Committee will respond. 

Welcoming committee – no report. 

The next meeting will be November 17, 2009 at the IMC Building 8300 Thorn Drive at 6:30 PM. 

Meeting was adjourned at 9:28 PM.
